The management relationship

Know who is taking care of the details.

We begin with the property itself: its condition, current tenancies, outstanding work and your plans as an owner. Together, we agree the management responsibilities, communication preferences and decisions that need your approval. That gives everyday work a clear direction and gives you a useful view of what is happening. The service is shaped around the building and the agreement, with responsibilities established before management begins.

Day-to-day management

Resident communication, issue intake, property follow-through and coordination of the people and work your building needs. Each open matter should have a responsible person, a next action and a clear status.

Leasing and transitions

Coordinate the work around a vacancy, from property preparation and marketing to inquiries, showings and the application process. Owner expectations and decision-making responsibilities are established at the outset.

Maintenance and repairs

Assess requests, arrange owner-approved independent vendors, coordinate access and follow work through to a documented outcome. Review invoices against the agreed work and keep the relevant property records together.

Construction and improvements

Coordinate separately scoped work with independent contractors, from a unit improvement to a larger building project. Agree the scope, budget, approvals and reporting before the work begins.

A useful view of your property

Clear updates. Decisions in context.

An owner update should explain what has changed, what remains open and where your decision is needed. We organize communication around those questions, supported by work records, completion information and the relevant costs. A delayed visit or an unexpected repair needs follow-through and an explanation. Your property review establishes how routine matters are handled and how urgent situations are escalated.

Leasing activity

Track upcoming vacancies, apartment preparation, inquiries and the next leasing steps.

Property work

See open requests, scheduled visits, completed work and outstanding vendor follow-up.

Owner decisions

Review proposed scopes and quotes alongside the decisions awaiting your approval.

Supporting records

Keep approved work, completion information and relevant invoices connected to the property.

Getting started

Start with the building, then agree the plan.

Bring us an apartment building or a residential portfolio to discuss. We review the location, existing arrangements, service needs and upcoming priorities before proposing a scope and fee. For a transition from another manager, we agree the owner introduction, information transfer and start date together. Service coverage and the people responsible are confirmed before the handover.
